1. Liability
The landlord cannot be held responsible for any disruption, modification or prevention of the customer's stay, if this is the result of unforeseen or insurmountable events beyond his control. The tenant must take out travel and cancellation insurance for this.
2. Reservation and price
A reservation is final from the moment that the lessor has confirmed the reservation. You will automatically receive a confirmation email.
3. Payment of the rent
For each reservation, 20% of the rent must be paid in advance. This deposit must be received by the lessor within 7 days after the invoice date. The remainder must be received by the landlord no later than 6 weeks before the start of the stay in the holiday home. No VAT is due on the rental price, all amounts stated are in euros. The city tax is levied on all adults aged 18 and over. The costs are € 1.20 per adult per night.
4. Cancellation by the renter
Any cancellation must be reported to the lessor in writing. In case of cancellation, no refund will be made, you must take out cancellation insurance yourself. The following amounts will be charged depending on the date of cancellation:
5. Cancellation by landlord
If, due to unforeseen circumstances, the landlord has to cancel the rental agreement, the tenant will be informed immediately and all payments will be refunded. However, no further claim can be made against the owners for any reason.
6. Complaints and Disputes
No complaint will be processed if it is not reported by telephone within 48 hours after the holiday home has been taken into use and is followed by an email message. The same rule applies if something serious occurs during your stay. The current contract has been drawn up and must be interpreted according to Dutch law. All disputes that may arise from this contract fall under the exclusive jurisdiction of the Dutch subdistrict court.
7. Description
All loose-leaf information or information on the landlord's internet sites regarding the holiday home, the layout, the furniture or the relevant facilities has been provided in good faith. If the information regarding the holiday home, the layout, the furniture and the maximum number of occupants or the relevant facilities proves to be incorrect, the tenant must immediately inform the landlord so that he can rectify the situation.
8. Arrival and Departure
You are welcome after 4 p.m. on the day of arrival, unless otherwise agreed. On departure you must leave the house no later than 10 am. If you arrive earlier, you can use the swimming pool and the toilet.
9. Maximum number of residents
Les Tabacs can accommodate a maximum of 4 people, the Les Pecheurs gite can accommodate a maximum of 5 people. Unless permission has been granted in advance by the lessor, this may not be deviated from. A children's folding bed is available on request.
10. Pets
Are allowed. A surcharge of €5 per day/pet applies to cover the additional cleaning. Dog excrement (faeces) should always be collected by the dog's owners. Dogs must not use the beds and furniture of the gîte. Dogs must be kept on a lead at all times and may not be taken within the pool area. The owners have the right to refuse entry of the pet if the above rules are not observed or if the dog seriously disrupts the order.
11. Warranty
The deposit will be refunded within 2 weeks after leaving the house, possibly after deduction of costs for repairing damage to the house found afterwards.
12. Cleaning
You will find the house clean and tidy, if this is not the case, this must be reported immediately to the landlord so that he can repair some things. On departure, the tenant must ensure that the crockery, cutlery and kitchen appliances have been washed and put back in place.
13. Inventory
If something breaks or breaks, you must report this to the landlord as soon as possible, so that it can be replaced.
